LANDLORD MANAGEMENT FEE STRUCTURE

As Landlord / Property Owner, you, agree to pay any invoice if work has been completed on your behalf whether approval was verbal, written or necessary* [*safety, property preparation etc]. 
 
VAT Explained. HelpMeRent.co.uk Ltd is not VAT registered therefore any fees charged directly for and on behalf of the Agent will NOT be subject to VAT. 
 
Third party purchases, tradesmen, service providers may or may not be vat registered. When estimates, quotations and final purchase costs are provided a Tenant will be made fully aware whether the cost is subject to VAT. 
 
Fixed charge to the landlord for arranging a letting - 100%  
 
Fixed charge to the landlord for management of the property - 10%  
Paid Monthly [PCM] in Advance 
 
Inventory Fee £ NIL Deposit registration fee - £ NIL 
 
Empty property inspections £ ‘time*’  
 
Tenanted property inspections £ NIL 
 
Call out visits – repairs etc £ NIL 
 
Request for an unnecessary visit £ ‘time*’

Dishonoured payments £25  
 
Tenancy renewal fee [periodic & a new fixed period] £50  
 
Tenancy continuation with New Occupiers i.e. Company Let £100

Inventory Checkout £ NIL 
 
Administration & time dealing with a Deposit Dispute £ FOC for the first two hours. ‘time*’ from then onwards. 
 
Landlords withdrawal of tenancy £250 The Landlord may also be liable for some or all of the tenants costs.

Energy Performance Certificate - £75 Up to a three reception room Inc. kitchen & three bedroom property. +£10 per additional room 
 
Landlord Gas Safety Certificate - £75 Boiler plus two appliances. +£10 per additional gas appliance 
 
Landlord Gas Safety Certificate plus boiler service - £125 Boiler plus two appliances. +£10 per additional gas appliance 
 
Periodic Inspection (Electrical Safety Check) - £135 Starting from Up to a three reception room Inc. kitchen & three bedroom property. +£10 per additional room. Larger properties will require a written quotation from a qualified electrician 
 
Portable Appliance Testing (Electrical Safety Check) - From £35 Starting from Up to 5 appliances. +£5 for additional appliances. 
 
*time = £50 per hour or any part of the hourt to edit it.
